Roger A. Pencek is a Car Wash Broker, Expert Witness, and Consultant recognized in the Federal and Civil court systems as an accomplished Real Estate Broker, Consultant, and Expert Witness regarding car wash failures including loan workouts, handling only car wash related cases. He is a past instructor at the Arizona School of Real Estate in Scottsdale, Arizona, teaching Standard of Care, and has been privately engaged for over 20 court proceedings. Every case is evaluated and selected on no conflict of interest, integrity, and merit of the complaint before a mutual decision is commenced. He molded his early Merger and Acquisitions career, after Military duty, in management capacity at General Motors Corporation and International Harvester, specializing in M&A throughout the USA and Canada, buying and selling manufacturing companies. He has been Real Estate licensed in as many as 14 states as a Broker, selling, marketing, and consulting in the Car Wash Business since 1985. He founded and owns ABI L.L.C. (Acquisitions, Businesses and Investments L.L.C.), which specializes in the sale of businesses in the 900K to 25M range. For the last 43 plus years he has gained the reputation of Car Wash Broker, specializing in personally transacting over 800 confirmed car wash closings in the Pacific Southwest (AZ, CA, WA, GA, IL, CO, NV, FL, and TX) and Europe. He is a public speaker, seminar leader, consultant, podcast guest, and pro bono author of articles for Car Wash Associations and magazines. In 1985 he founded and owns Car Wash Brokers, Inc. (CWB, Inc.), a national company solely specializing in the sale of Full Service, Express, and Self Service car wash businesses. CWB Inc. Mission Statement: a national network of licensed agents marketing existing car washes to the public and private equity firms in an ethical and professional manner, recognized as experts in the car wash space. Education: Western Illinois University 1974, BS Business degree with law minor, MBA. Military: US Army Veteran 1972 to 1978. Expert witness and consultant fees: retainer required, hourly fees, engagement agreement upon request, mutually agreed contractually under separate cover. A tenured real estate professional and Arizona broker with more than 30 years of experience in all aspects of commercial real estate. John background includes extensive knowledge of car wash valuations, opinions of value, investment sales, leasing, loan workouts, and restructuring. Prior to joining ABI, John co-founded Resolute Commercial Services in 2008, where he has been an appointed fiduciary of nearly 1.5B in assets and has sold or managed nearly 350 matters in both State and Federal Courts throughout the country. Before Resolute, John was the Regional Managing Director at Douglas Wilson Companies, where he was responsible for managing the disposition and execution of many court-appointed receiverships and bankruptcy projects for various real estate project and operating companies. Prior to this, John was an Asset Manager at U-Haul International managing a 42 million dollar loan portfolio and handling all aspects of portfolio management from loan servicing to REO disposition and leasing. John has a BS in Finance and Real Estate from the University of Arizona and is a U.S. Army Veteran.

Tyler worked for his father Roger Pencek, founder and President of ABI LLC and CWC Inc., as VP of Operations from 2009 to 2011. Tyler has been a part of the company since he was young and has acquired knowledge pertaining to all things Real Estate. He earned an undergraduate degree from Northern Arizona University (NAU) with a Bachelors in Science in Business and Entrepreneurship in 2007, and a Masters in Business (MBA) from University of Phoenix School of Business in 2009, and later left to pursue his dream as a Cobra Pilot in the USMC from 2011 to 2023. Tyler has a long history as a Cobra Pilot and leading Marines over his tenure, but has returned home to pursue a natural love for Real Estate and those interested in building relationships.

Car Wash Industry Specialist

John 32 years of experience has spanned all phases of the car wash industry. His first venture was in 1979 when he purchased a full service carwash with lube, oil, gas, and truck rental in Southern California, and later a self serve wash. Several years later he sold those washes and entered the field of car wash equipment sales and repair. Upon his move from the west coast to Georgia, he remodeled a closed wash and turned it into one of the highest grossing washes on the south side of Atlanta. Subsequently, he built two car washes from the ground up and owned and operated additional full service and self serve car washes in Georgia. He has served on the Boards of the California Car Wash Association (now the Western Car Wash Association) as well as the Southeastern Car Wash Association. Since joining Car Wash Brokers in 2006, his comprehensive knowledge, expertise, and reputation in the car wash industry have proved invaluable with both buyers and sellers.
